Purchase price, financing, taxes, insurance, vacancy, and a real repair reserve — then whatever cash flow is left. If the deal only works on appreciation, it is not a deal. Every prospect is run through the same analysis the software does for our customers.
The software exists because managing property without it meant spreadsheets, a shoebox of receipts, and never quite knowing which tenant was behind and by how much. The product is the tool built to fix that, and it gets used on this company's own property before anyone else is asked to pay for it.
