These terms govern your use of the property management software and websites operated by CPH Investments, LLC ("CPH", "we", "us"). By creating an account or using the service you agree to them. If you are agreeing on behalf of a company, you confirm you have authority to bind it.
CPH provides a hosted web application for managing rental property, including property and lease records, rent charges and payments, delinquency reporting, maintenance requests, vendor coordination, expense tracking, and property analysis tools. Features vary by plan and change over time. Features described on this website as unavailable or in progress are not part of what you are buying today.
You are responsible for the accuracy of the information you enter, for the users you invite, and for keeping credentials secure. Tell us promptly if you believe an account has been accessed without authorization. You must be at least 18 years old and legally able to enter this agreement.
Subscription fees are stated on our pricing page, quoted in US dollars, and billed monthly in advance. Your subscription renews automatically each month until cancelled. If your door count moves you into a different plan, the new rate applies from your next billing date. We may change prices with at least 30 days' notice before the change takes effect for your account. You are responsible for any applicable taxes.
Payments are processed by a third-party payment processor. We do not store full card numbers.
You may cancel at any time. Cancellation and refund terms are set out in our refund and cancellation policy, which forms part of these terms.
Your property, lease, tenant, vendor, and financial records remain yours. You grant CPH the limited right to host, process, back up, and display that data as needed to operate the service. Our handling of personal information is described in the privacy policy.
You are responsible for having the right to enter information about tenants, applicants, and vendors, and for complying with the landlord-tenant, fair housing, privacy, and record-keeping laws that apply to you.
Do not use the service to break the law, to store data you have no right to store, to attempt to gain access to another customer's account, to probe or overload the infrastructure, or to resell the service without a written agreement.
We aim to keep the service available and to answer support email within one business day. We do not offer a contractual uptime guarantee. Maintenance and outages happen; we will make reasonable efforts to limit and communicate them.
The software produces calculations, reports, and analysis based on the information you enter. It is a tool, not legal, tax, accounting, or investment advice, and it is not a substitute for your own bookkeeping or professional advisers. Decisions you make using its output are yours.
We may suspend or end an account for non-payment, for a material breach of these terms, or where continued use presents a legal or security risk. Where practical we will give notice and a chance to fix the problem. You may export or request your data before termination takes effect and for a reasonable period after.
The service is provided "as is" and "as available", without warranties of any kind to the fullest extent permitted by law. To the extent permitted by law, CPH is not liable for indirect, incidental, special, or consequential damages, or for lost profits or lost data, and our total liability arising out of or relating to the service is limited to the fees you paid us in the twelve months before the event giving rise to the claim.
We may update these terms. If a change is material we will give notice by email or in the application before it takes effect. Continuing to use the service after that date means you accept the updated terms.
These terms are governed by the laws of the state in which CPH Investments, LLC is organized, without regard to its conflict of law rules. Disputes will be brought in the courts located in that state.
